To formulate and implement a leasing strategy as necessary
To direct the posting of all signs on the premises
To field in all offers and inquires
To negotiate the business aspects of any proposed tenancy based on the pre-approved terms of owner
To investigate the credit history and financial condition of prospective tenants. To initiate and maintain constructive dialogue with tenants
To use due diligence in the repair and maintenance of the facility in order that it remains in good, sound, and clean condition
To hire, discharge and supervise the work of any service employees and contractors. To demand, receive and collect all rentals, including the billing of any charges in addition to rents
To maintain a bank account for security deposits and rental income
To contest tax assessments when practical
To provide general bookkeeping
To submit quarterly, or as desired, a complete property management report
