Maintenance and tax fees are billed annually in the amount of $445. The 2008 maintenance and tax fees have been paid in full. The new owner will be responsible for reimbursement of the 2008 maintenance and tax fees, which will be due at auctions end. Your points will be issued to you on the first day of your Effective Month of every year (The effective month is determined by the date the RCI Points account is transferred to you, usually 1 month after purchase). You can borrow points from the upcoming year. You can roll over your points for up to Two years. Similar point packages sell for approximately $13,100 when purchased from the developer. ABOUT RCI POINTS:
You may always borrow points from the following year in order to accommodate a larger unit or a higher rated resort. You have up to two years to combine or use your points at any Gold Crown or Resort of International Distinction rated resorts. You may reserve any week at any RCI affiliated points resort. Reservations are first come, first serve. YES, THESE POINTS WILL TRANSFER!! RCI charges $39 for 1 night reservations, $59 for 2 nights, $79 for 3 nights, $89 for 4 nights, $99 for 5 nights, $109 for 6 nights and $124 for 7 nights. Your annual RCI points membership dues are $99 paid to RCI. If you choose not to participate in the points program, you may cancel your membership and this ownership will convert back to the deeded ownership at the home resort. If you don't like to plan but enjoy being spontaneous, you can use 9,000 or less RCI points to book a seven day vacation at any of your favorite resorts within a 45 day reservation prior to arrival and a small RCI exchange fee. About Closing and Payment: Upon auctions end, you will receive an email requesting the following information: name(s), address, daytime phone, email address, and payment method for preparation of contract. Funds will be held in escrow until title has been transferred, offering you the buyer 100% protection of title and your funds. Full payment is due within five business days of auction's end unless an exception is made with me. We GUARANTEE clear and marketable title to every property we sell. As indicated in the EBAY feedback forum, we go to great lengths to provide accurate descriptions of every property we offer for sale. In addition, prior to listing each property for sale, each of our properties are professionally reviewed by a licensed, insured, and bonded title company to ensure we are transferring clear and marketable title to you upon closing.
